Living abroad and buying a plot at home is a big decision made from a distance. You cannot walk the land on a Saturday morning, and a forwarded brochure is easy to believe and hard to check. This post is a step by step checklist for Pakistanis in the UAE, Saudi Arabia, the UK, Qatar and anywhere else. It is general information, not legal advice. For the safety basics, read our guide for overseas Pakistanis first. Here we turn it into an order of steps you can follow.
Step 1: Decide what you need and set a budget
Before you speak to anyone, write down why you want a plot: a family home later, a farmhouse, a commercial plot, or something else. Note the plot size you are comfortable with and how you would like to pay. A clear brief protects you from pressure. Nobody honest can promise returns or a date, so do not let anyone decide for you.
Step 2: Shortlist societies and verify the approval
Pick two or three societies and check each one. Ask for the approval letter (NOC) and confirm it with the issuing authority, not only with the seller. New Airport City is NOC Approved by PHATA, the Punjab Housing and Town Planning Agency. We explain what that means in what PHATA NOC Approved means for buyers.
Step 3: Check the master plan and the location
Ask for the approved master plan and ask the team to mark where your plot would sit. New Airport City's master plan is by world-renowned town planner Meinhardt, with six communities, lakes and green zones. The community is on M-14 CPEC at Girja Link Road, Fateh Jang, near the New Islamabad International Airport. Our post on how to reach New Airport City covers the route.
Step 4: See the land first
Renders show a vision. The land shows today. You have three practical options:
- Visit in person and combine it with a family trip.
- Send a trusted relative or friend with a short checklist.
- Ask the sales team for a live video walkthrough from the site.
On site today you can see green spaces and lakes, and visitors enjoy fishing and some kayaking. Development is not complete, and our team will tell you plainly what exists today and what is planned. See it first. Then decide.
Step 5: Ask for the documents
Collect the scheme approval, the master plan, the plot details, the allotment or booking document and the payment schedule, all in writing. Our checklist of documents to ask for before you buy a plot lists each one. Have an independent lawyer in Pakistan review them for your case.
Step 6: Plan the payment safely
Pay only into New Airport City's official company account. Never pay into a personal account or an agent's account, even if you are told it is faster. Before every transfer, confirm the account details through the company's official numbers. Keep the transfer slip and ask for an official receipt each time. Our post on payment safety when buying a plot explains this in more detail.
Cross-border transfers are hard to reverse, so slow down at this step. If someone asks you to send money somewhere new, stop and call the official number first.
Step 7: If you cannot travel, use a representative carefully
Some buyers appoint a family member to act for them. Ask the team how a representative is documented, keep copies of your passport or CNIC, and take advice from a lawyer on any power of attorney. Never hand over money or originals without a written record.
Step 8: Keep your own file and review
Keep one folder with copies of every document, receipt and message. Review it before each payment, and ask questions whenever something does not match. A sound project welcomes checking.
