Buying a plot is one of the biggest decisions a family makes, and it is made far easier when the paperwork is clear. Whether you live in Islamabad, Rawalpindi, the Gulf or the UK, the question is the same: which documents should you ask for before you pay anything? This guide gives you a plain checklist you can use with any housing society or seller, including us. It is general information, not legal advice. For your own purchase, speak to a lawyer you trust. Why documents come first A brochure, a render or a friendly conversation is not proof. Documents are. A responsible developer or seller will show them without being pushed, and will be happy for you to check them with the official office. If someone avoids the question, treat that as a warning. Our rule is simple: see it first, then decide. The documents to ask for 1. The scheme approval (NOC) Ask for the approval letter for the housing scheme. New Airport City is NOC Approved by PHATA, the Punjab Housing and Town Planning Agency. We explain what that means in our post on what PHATA NOC Approved means for buyers. 2. The approved master plan Ask to see the plan that the approval covers, and ask the team to locate your plot on it. The New Airport City master plan is by world-renowned town planner Meinhardt, with six communities, lakes and green zones. 3. Proof of the seller or developer Ask for the company's registration details and the name of the person authorised to sign. Check that the name on every document matches the name on your payment instructions. 4. The plot details Confirm the plot number, size, block or community, and location, in writing. The details on your paperwork should match the details on the plan. 5. The allotment or booking document Ask for the official document that records your plot. Read every line, including the terms, before you sign. 6. Payment terms and receipts Ask for the payment schedule in writing, and for an official receipt for every payment you make. Never accept a handwritten note as the only record. 7. Identity and authority documents Keep copies of your CNIC or passport, and of any power of attorney if someone is buying on your behalf. Overseas buyers should ask the team how a representative is documented. How to verify what you are shown 1. Read before you sign. Do not sign anything you have not read. 2. Match the names and numbers. Scheme name, plot number and company name should be the same on every page. 3. Confirm with the official office. Do not rely only on copies the seller hands you. Contact the issuing authority and confirm. 4. Visit the site. See what exists today with your own eyes. Our guide on how to reach New Airport City shows the route. 5. Ask a lawyer. An independent lawyer can review the documents for your specific case. 6. Keep your own file of copies and notes, in one folder. For a wider checklist, read how to verify a housing society before buying a plot. Where New Airport City is New Airport City is a gated community on M-14 CPEC at Girja Link Road, Fateh Jang, near the New Islamabad International Airport. On site today you can see the green spaces and lakes, and visitors enjoy fishing and some kayaking. Development is not complete, and our team will tell you plainly what exists today and what is planned. The images on this page are renders that show the vision of the master plan. They are illustrative. A word on payments Pay only into New Airport City's official company account. Never pay into a personal account or an agent's account, and always collect an official receipt. If anything is unclear, contact the official office before you pay. Frequently asked questions Which document should I ask for first? Start with the scheme approval (NOC) and the approved master plan. Then ask where your plot sits on that plan. Can I verify documents from overseas? Yes. Ask the team to share copies by email or WhatsApp, confirm with the official office, and consider asking a lawyer in Pakistan to review them. Our overseas buyers guide explains the steps. Is a booking document enough on its own? No. It should be read together with the approval, the master plan, the payment schedule and your receipts. Who should I pay? Only New Airport City's official company account, with an official receipt for every payment. What if a seller will not show a document? Pause. A genuine seller will show it and let you verify it.
