If you live in Dubai, Riyadh, Doha or London, buying a plot in Pakistan means making a big decision from far away. You cannot pop over to check the land, and a phone call or a forwarded brochure is easy to trust and hard to verify. This guide is for overseas Pakistanis looking at plots in Islamabad. It covers the checks that protect you, the mistakes to avoid, and how New Airport City (NAC) answers each point. It does not promise returns or dates, because nobody honest can.
Verify the approval (PHATA NOC)
Before anything else, confirm that the housing scheme is legally approved to sell plots. For schemes outside city limits in Punjab, that approval comes from PHATA, and it is recorded in a No Objection Certificate (NOC). Ask for the NOC number and a copy of the document. Then check it with the issuing authority itself, not only with the seller or a dealer. A logo on a brochure is not an approval.
Ask the same questions of any society, including ours. If the answers are vague, that tells you something.
Also check that the person selling is authorised by the company. Dealers can be honest and helpful, but the company itself should confirm who they are and what they are allowed to offer.
Visit, send a trusted family member, or book a video walkthrough
Never buy from pictures alone. Renders show a vision; the land shows today. You have three practical options:
Visit in person. Many buyers combine a family trip with a site visit. The site is a short drive from New Islamabad International Airport. Send a trusted relative or friend. Give them a checklist: the entry road, the lakes and green areas, the surroundings, and the exact location of your plot on the master plan. Book a video walkthrough. If travel is not possible, ask the sales team to arrange a live video call from the site, and ask to see what is there today, not only the plan.
Whichever you choose, ask questions and take your time. A sound project is happy to be checked.
A sensible habit for any buyer abroad is to speak to more than one person in the family before deciding. Big purchases made in a hurry, under pressure from a deadline that may not be real, are the ones people regret.
Pay only into the official company account, never a personal account
This is the single most important rule for buyers abroad, because a transfer across borders is hard to reverse. Pay only into the developer's official company bank account, and confirm the account details through the company's official numbers before you send anything. Never pay into an individual's account, even if the person is a familiar agent and says it is faster. Keep the transfer slip and ask for an official receipt every time.
If someone asks you to send money to a different account because the usual one is closed, stop and call the company on its official number to confirm. Genuine companies expect that question.
Get documents and plot details in writing
Before you pay, make sure these are written down and that you hold copies:
Your plot number, size and location on the approved master plan. The payment schedule, with each amount and due date. The company's name and its official bank account details. Official receipts for every payment you make. The terms you are signing, read in full. If you want a lawyer in Pakistan to review them, do that first.
If a promise is not in writing, treat it as if it was never made.
