Almost every first-time buyer in Islamabad reaches the same fork: buy a plot and build later, or buy a ready house and move in. Neither is right for everyone. The better choice depends on your purpose, your timeline and how much involvement you want. This post gives you a plain way to decide. It is general information, not legal or financial advice. Start with your purpose Write one sentence: "I am buying this to ..." Live in it, build for my family, hold it, or let it out. If you cannot finish the sentence, you are not ready to choose yet. - Live in it soon: a ready house avoids a build. Check that what you see is what you are buying. - Build to your own design: a plot gives you the freedom to plan rooms, light and layout around your family. - Hold for the long term: a plot is simpler to hold, but nobody can promise how any property will perform, and we do not. What a plot gives you A plot gives you choice. You decide the design, the contractor and the pace. In a planned community you also buy into the layout around you: roads, green zones and the way the neighbourhood is arranged. The trade-off is that you carry the building process, and you should plan for the time and decisions it involves. What a ready house gives you A ready house gives you a finished product you can inspect. You see the rooms, the finish and the street. The trade-off is less flexibility, and you must check the paperwork for the house and the land beneath it just as carefully. Questions that decide it 1. Timeline. When do you need to be living there? Be honest, and do not rely on anyone's verbal date. 2. Involvement. Are you able to manage a build, or do you live abroad and prefer not to? 3. Budget. Decide your own limit first. A plot plus building costs and a ready house are different commitments. 4. Location. Visit at the hour you would travel. Our guide on how to reach New Airport City via Girja Link Road helps you plan the drive. 5. Documents. The same list applies to both. See documents to ask for before buying a plot. Checks that apply to both - Approval. Confirm the approval with the issuing authority, not only the seller. New Airport City is NOC Approved by PHATA; read what PHATA NOC Approved means for buyers. - Written records. Keep every document and receipt. - Official payments. Pay only into the official company account. See payment safety when buying a plot. - A site visit. See the land, the road and the surroundings yourself. What is real at New Airport City today We prefer to be direct. New Airport City has green spaces and lakes on site, and visitors enjoy fishing and some kayaking. Development is not complete. The master plan by world-renowned town planner Meinhardt shows six communities with lakes and green zones; that is a vision, not a finished town. Read the master plan explained. Our approach: see it first, then decide. We do not give possession dates or promise returns. A simple way to choose If you want freedom and are comfortable with a build, a plot may suit you. If you need a finished home and a fixed routine, look at ready houses. Many families do a bit of both thinking: they begin with the plot and the location, because that part cannot be changed later. Talk to more than one seller, compare answers, and be wary of anyone who rushes you. Frequently asked questions Is a plot better than a ready house? Neither is better for everyone. It depends on your purpose, timeline and how involved you want to be. Can I visit before deciding? Yes. Book a site tour with our team and see the green spaces and lakes yourself. We will tell you plainly what exists today and what is planned. Do you offer possession dates? No. We do not state possession dates, and you should be careful with anyone who does without documents. Can overseas Pakistanis buy a plot? Yes, with the right checks. See our overseas Pakistanis guide. Where can I ask a question quickly? Message our team on WhatsApp at +92 300 5005645.
