Documents tell you what a developer says. A site visit shows you what is real. Overseas buyers and out-of-town buyers often skip it because of distance, but it is one of the most valuable steps. Here is what to look for. This is general guidance, not legal advice. Before you go Ask for the approved map, your plot number and the road layout. Bring them with you. Confirm the visit time with the team, and ask who will accompany you. What to check on the ground Access. How do you reach the site? New Airport City is on M-14 CPEC, near New Islamabad International Airport, Fateh Jang, off Girja Link Road. The official travel times from our brochure are: New Islamabad International Airport 15 minutes, M-2 15, New Blue Area 25, Rawalpindi 30. Test it yourself and note how long it actually takes you. What exists today. Notice what is built and what is not. Be honest with yourself about the difference between the site and the master plan. At New Airport City today there are green spaces and lakes, with fishing and some kayaking. Development is not complete, and the master plan by world-renowned town planner Meinhardt is a vision. Boundaries and plot position. Ask to be shown where your plot sits on the plan. Surroundings. Look at the neighbouring land, the road, the water and the slopes. Take photos and short videos. Water and green areas. The master plan includes lakes and green zones, and today the site has green spaces and lakes. Walk to the water if you can and ask what exists and what is only planned around it. Note the condition of the area as you see it. Roads and approach. Look at the road you arrive on and the way it connects to M-14 CPEC. Notice the surface, the signage and how easy the turn-off is to find. If you will travel with children or elderly relatives, think about how that journey will feel. What to take with you Bring a phone with enough storage for photos and video, a power bank and water. Wear comfortable shoes, since you may walk on uneven ground. Take a printed copy or a saved copy of your plot number and the plan, and a notebook for questions. Photograph the plan, the signboards and your surroundings, and write the date on your notes. How long to allow Give the visit enough time to see the site calmly rather than rushing through it. Arrange the time with the team beforehand, and ask whether the visit can include the area around your plot as well as the main areas. Afterwards, sit down with your photos and notes the same day, while the details are fresh. What to compare against documents Check that the map, plot numbers and approval details match what you were given. Our guide to documents to ask for before buying a plot shows what to expect, and what NOC Approved means for buyers explains the approval. After the visit Compare what you saw with what you were told. Did the access, the surroundings and the plot position match the plan and the documents? Make a short list of anything that did not match and ask for a written answer. A developer who welcomes this follow-up is behaving the way you would want after you have committed, too. Questions to ask on site - What is already developed and what is planned? - Who do I contact later for questions? - How are payments made? (Only to the official company account.) - Can I see the approval documents again here? - Which parts of what I am seeing are in the master plan but not yet built? - Can I return for a second visit before I decide? If you cannot visit yet Ask a trusted relative to go, or ask the team for current photos or a video walk-through. Treat these as a first look, not a final one, and plan to visit when you can. Ask for photos taken recently, with the date, and compare them with the plan you were given. Read staying in touch with a developer from abroad. Our approach We believe in "See it first. Then decide." We would rather you visit, ask questions and compare, than decide on a brochure. We do not promise returns or possession dates. Images are for illustrative purposes.
